Rodent trapping and exclusion, so they stay out
We seal the entry points we find during trapping. A trap-out without sealing just clears the house for the next mouse.
Nacogdoches lots sit under heavier tree canopy than most Texas subdivisions, and that canopy gives rodents an easy overhead route from a wood line straight onto a roofline. Rats are strong climbers and use overhanging branches, power lines, and fence tops to reach a roof edge without ever crossing open ground. As nights cool from October through December, both mice and rats move indoors toward attic insulation and wall voids, and our mild winters mean that pressure rarely lets up the way it would in a region with a hard, sustained freeze. Older homes in the historic districts near downtown, with original foundation vents and gaps around plumbing penetrations, tend to have more entry points than newer slab construction.
Rodent service pricing
| Service | Price |
|---|---|
| Inspection and trap-out | $125 |
| Exclusion and sealing | $325 to $950 |
| Follow-up trap check, 30 days | Included with exclusion |
| Rodent check add-on to any quarterly plan | $20/quarter |
Exclusion pricing depends on the number of entry points found and how much attic or crawlspace access the job requires.
How exclusion actually works
- Trap placement. Traps go where droppings, gnaw marks, or grease trails show active travel routes.
- Entry point inspection. Roofline, soffits, foundation vents, and utility penetrations get checked from outside and, where accessible, from the attic.
- Sealing. Gaps get closed with rodent-proof materials, not spray foam alone, since rodents chew through foam.
- Trap monitoring. Traps stay set through the follow-up visit to clear anything already inside before the seal goes final.
- 30-day check. We come back to confirm no new entry and reset any tripped traps.
What makes exclusion harder
Overhanging tree limbs that touch the roofline give rodents a bridge that no amount of foundation sealing fixes. Chimney caps missing a proper screen are one of the most common single entry points we find on older Nacogdoches homes. Additions built without matching the original foundation vent spacing often leave a gap along the seam where the two structures meet. We point out tree limbs and missing chimney screens even when they're outside the scope of the sealing job, because leaving them open defeats the rest of the work.
An inspection and trap-out visit takes 30 to 45 minutes. Exclusion work runs a half day to a full day depending on the number of entry points and whether attic access requires extra care around insulation.
What's outside our scope: we don't do attic insulation replacement or damage repair. If rodents have chewed wiring or insulation, that's a separate contractor call, and we'll tell you what we saw so you can get it addressed.
Rodent questions
Mice or rats, does it matter which one I have?
It changes trap placement and bait choice, but the exclusion approach is the same: find the entry point and seal it. We identify the species during inspection from droppings and gnaw pattern.
Will trimming my trees help?
Yes. Cutting back limbs that touch or overhang the roofline removes one of the most common bridges rodents use to reach an attic. We'll point out which limbs to cut during the inspection.
How long until the house is clear?
Most homes clear within the trapping and 30-day follow-up window, assuming the entry points found at inspection get sealed promptly.
Do you handle attics with insulation already damaged?
We can work around existing insulation to trap and seal, but we don't replace damaged insulation ourselves. We'll note the damage so you can get that repaired separately.
